Washington County PA overall closings slide in 1st QTR of 2008

In my continuing effort to keep buyers and sellers better informed about the local area real estate conditions I have compiled data from the W. Penn Multi List that presents combined residential single family homes, townhomes and condominium closings in the first quarter of 2007 to those in the 1st quarter of 2008. The data shows a combined slip in closed transactions 2008 to 2007 quarter to quarter of approximately 28 percent. Some areas do show an increase but the majority are sliding downward.  To view the entire data sheet in pdf format click HERE.     Very interesting information. We have noticed a decline in the number of homes sold as well primarily because of the strictness of the mortgage companies. We find that there are just as many buyers as in any other market. They are just having a harder time getting loans. We are able to help these people many times with our Lease Option(Rent-to-Own) program. Even in this program we are having to extend the contracts in order to satisfy the lenders.
    Our best options right now have been in buying corporate owned properties and turning them over for a profit. The lenders have been dealing on the foreclosures that have been sitting for a little while. They even seem to be listing them to sell right from the beginning. For an investor there is alway something happening in Real Estate!
